Here are the steps to follow to become owner of Bulgarian property:

- Sign an agreement and leave a deposit for the property you wish buy
- Formation of a company (if land is to be purchased)
- Finalize the payment on the property
- Obtaining of Title deeds on your name (with certified translation)

When you have chosen your property, you will have to put down a deposit of 10% - 30% (depending on property and seller).
When buying land our solicitors will have to register a Bulgarian LTD company for you. This company will then be the owner of the land. The company registration takes about 4 weeks to complete. Note that 5000 leva (00) is required for the company registration as a starting company capital which is deposited at your company’s bank account and can be withdrawn once the registration is completed.
If you are not buying a property from us we can act as your legal side in Bulgaria as well as to prepare all related documentation, issue of Title deeds and its registration with the Land Registry.
OUR FEES: - Company formation &ndash &euro 600
- Remote company formation (no visit required) - &euro 800
- Commission - 3 % (of the property price) or &euro 600 which is the greater.
- Notary fees &ndash depending on the price of the property.
Commission & Notary fees include: conducting the sale, legal representation (if needed), all legal checks on the property (checks for debts on the property, ownership, etc.), preparing of Title Deed and registering of the property with the Land Register, certified translation and postage (if needed).
